  • Stage 2 of Samford Parklands is Open!

To celebrate the completion of the second stage at the Samford Parklands Moreton Bay Regional Council in partnership with the Samford Rangers Football Club will hosted a sporting family fun day on Saturday, February 11.

The completion of the new senior and junior soccer fields, two practice areas, lighting and the restoration of the site’s historic Cash family home into a club house comes hot on the heels of the facility’s first stage development which was only completed two years ago.

Mayor Allan Sutherland and Division 11 councillor Bob Millar invited residents to join in the celebrations from 11am to 2pm at the new soccer precinct along Mount Samson Road.

“It’s sure to be a great family day out and a chance to witness first hand the transformation that’s been quietly evolving over the past year at Samford Parklands,” Mayor Sutherland said.

“This is a significant investment in Division 11 to cater for the Samford Valley’s growing sporting community.

“What’s about to be opened to the public is more than just parkland – it’s the second stage of a new sporting facility with enormous potential to host a wide range of recreational activities in future stages of our redevelopment plans.”

Saturday’s festivities at the Samford Parklands begin with a sausage sizzle fundraiser before the official opening at 11am and free entertainment including games and a jumping castle for the kids, before a parachuting soccer player drops in on the afternoon’s activities.

Cr Millar said the completion would kick-off a whole new era for the sporting facility which was continuing to grow.

“This second stage continues to lay the foundations for what we anticipate will become for many people a one-stop-shop for sport and recreation,” Cr Millar said.

“What has been achieved at the parklands, also what’s in store for the future is something that I’m very excited about, having lived and breathed the needs of the Samford Rangers Football Club for many years.”

“I hope facilities like the Samford Parklands will be catalyst for more of us in the Moreton Bay region to seize the initiative for a healthier lifestyle and sign up for a team, or commit to making recreation part of our daily routine.”

  • Samford to Ferny Grove Bike Path Gets a Green Light

A community push for a much-wanted bike path from Ferny Grove to Samford Village has won funding in the 2011-12 State Budget.

Member for Ferny Grove Geoff Wilson said ‘community pedal-power’ had secured the funding commitment from the State Government with this week’s 2011-12 State Budget announcement.

The State Government has allocated funding of up to $1 million for planning and detailed design work for a bike path between Samford and Ferny Grove.

“The call was strong from the community, and it is certainly great news for local cyclists, families and other recreational users,” Mr Wilson said.

“The announcement is particularly timely given the planned upgrade of bike facilities at the Ferny Grove Railway Station next year which will include increased bike storage, a new bike cage, and shower and toilet facilities for cyclists,” Mr Wilson said.

“A bike path between Samford Village and the Ferny Grove Railway Station will provide another travel option for Samford Valley commuters,” Mr Wilson said

“I welcome the opportunity to work closely with Cr Bob Millar and his Moreton Bay Regional Council over the next twelve months to provide sustainable transport and recreational opportunities for local residents.

Cr Millar said that he welcomed this announcement by the State Government as Council was also committed to commence planning a cycle access to Ferny Grove station in 2011/12 and had previously made representations regarding end of trip facilities at Ferny Grove Station.

“When completed, this project will deliver a much sought after piece of transport infrastructure for recreational and commuting cyclists alike and I look forward to continuing to work with Geoff Wilson to bring this exciting project to life,” Cr Millar said.

“Construction will commence next financial year to bring this bike path to fruition, and I am very pleased to see initial funding for planning locked into this budget,” Mr Wilson said.

  • Why Use Professional Photography?

According to these findings, a $600,000 home, sporting only one photo, could sell for as much as 3.8% LESS or a loss of over $22,000, just because there was only one photo accompanying the listing. More amazing is the fact that only 12% of agents posted 20 photos or more.Keep in mind that none of these reports/findings mention the quality of the photographs. If photos are the most important factor, it would follow that by having great, high quality photographs, you can be even further ahead of the game. In many cases, it is the agents themselves who are snapping the pictures and posting them on the agency website.

Because of this, it is important that sellers choose an agent who will take professional looking photos or pay for a professional photographer.

Good quality real estate photographs are difficult to achieve and it should be clear that a real estate agent can’t be expected to have professional photographic skills. Agents should, however be able to recognize the difference between good and poor photos and refrain from posting poor photos where perspective buyers will see them. With that in mind, it is amazing to find all the substandard photos, which agents and sellers seem to be willing to accept when it comes to posting photos of property on the website and into some of the advertising.

“Location, location, location” is the common catch phrase when buying real estate. “Photography, photography, photography” will soon be the new advice when selling. When you look at the difference between photos taken by a professional and ones taken by brokers/agents with digital cameras, it’s not hard to see that you get what you pay for.

Professional photographers use professional equipment, have the skills set to use it and they have a trained eye for making your home look its best.

This is their job, they’re professionals. And paying to have professional real estate photographs, in comparison, is not really expensive when you consider the benefits.

It stands to reason then, that it is very important to have photos that are professionally presented. Some agents use only pictures taken by professional photographers, because, as one agent put it, “if the photos look shoddy or unprofessional, not only are buyers going to find your property unappealing, they’re going to associate you with being shoddy and unprofessional.”

What does all this mean? The Internet is the most powerful tool you can use when buying and/or selling a property. According to results, photography does sell real estate. And when you have high quality professional images for your marketing tools, you win by:

    . Generating more interest

    . Attracting more viewers/leads

    . Generating higher offers/selling price

    . Faster sale
